Well, like any other business, a break-even point can be calculated. Figure out
what the monthly nut is for the fixed utilities: rent, utilities, phone, etc. - a
simpler way might be to figure out what you would have to pay to keep the doors
open if you had zero students. Figure out how much you want to spend on
advertising (you should then double it - the voice of experience is speaking
here), inventory and other variable expenses. Figure out what your monthly
charge for lessons will be. Add all the expenses, divide by the monthly charge
and that is the number of students that you have to have signed up to break even.
Notice that I did not include income from sales, testings, seminars, whatever.
The school should be able to pay its way based solely on the students' dues;
anything else is profit that can be used to reduce debt burden, saved for
improvements or taken out and put in the instructor's pocket.

No joke. I pay $2250 per month for a 2400 square foot school in Houston, TX. And
the a/c bills are eating me alive.
